Pinball Listings are No Wizards

If you have your house for sale, but not really that interested in selling it, overprice it and you'll most likely get what you wish for.

What you'll also do is help sell your competition.

Your aggressively priced house will be shown to many potential buyers, because it will be used as a comparison to make more realistically priced houses look like a much better value.

Yours will be the "pinball" property that similar houses for sale will bounce from. It will be shown first, then a house like it, but priced lower, will look like a deal in comparison.

The "pinball" will linger until the asking price is dropped. Lots of traffic maybe, but no offers.

In our currently fast moving housing market, it may be tempting to go higher  when pricing a house for sale, but be careful, because being the "pinball" listing will only help another seller find a buyer.
